BMO Centre Indoor Soccer Complex

Our office was commissioned by the London Optimist Sports Centre to envision an extension for their thriving soccer facility. The expanded program called for a reimagined site and loading area, dedicated equipment storage, private offices, public community spaces, and the addition of two pristine soccer fields.

In our pursuit of an exceptional design, our team meticulously assessed a range of potential site and plan layouts, scrutinizing building systems, subsystems, materials, structural components, and pertinent building and municipal codes. The outcome is a seamless and cohesive design that seamlessly integrates existing elements, uniting the established and modernized sections into a harmonious whole.

Given that this project followed a Design-Build approach, stringent budget control stood as a paramount project parameter for the BMO Centre. To this end, proactive strategies for budget management were seamlessly woven into every project phase.

As the project kicked off, MAS employed a blend of program validation and order of magnitude cost estimates. This process led to the refinement of the program by incorporating missing elements and enhancing the overall project scope. Throughout the design and documentation phases, a comprehensive approach combining cost estimation and peer review processes was undertaken. These concurrent endeavors culminated in a Pre-tender estimate. This fusion served to elucidate the design intent and documentation, enabling the cost estimation consultant to refine their contingencies while concurrently providing clarity to the client team.
